Move Out Cleaning Pricing, Done Properly
In this article
Move-out cleaning is the job most likely to lose money, because people quote it like a standard clean with the furniture removed. It is not. An empty house takes roughly twice as long per room.
The time difference
Working averages for one cleaner, average condition:
- Kitchen without inside appliances: 45 minutes occupied, 90 minutes vacant
- Full bathroom: 30 minutes occupied, 90 minutes vacant
- Bedroom: 20 minutes occupied, 30 minutes vacant
Vacant is slower because everything is exposed. Baseboards, inside cabinets, closet shelves, window tracks, the marks furniture was hiding. Nothing is skipped because nothing is covered.
Quote the extras separately
Inside the oven, inside the refrigerator, interior windows and blinds, garage, and wall washing each carry their own time. Bundling them into a flat number is how a job estimated at five hours becomes eight.
The expectation problem
Move-out cleaning is inspected against a lease, by a landlord who is deciding whether to return a deposit. That makes it the highest-stakes residential job you will take, and it is why disputes cluster here.
Cleaning is not repair. Damaged grout, worn flooring and paint scuffs do not come out with cleaning, and a deposit decision is between the tenant and the landlord.
The other trap is timing. Once keys are returned to the landlord, nobody can go back and fix anything. Your usual service recovery, sending the cleaner back, is unavailable. That is why a walkthrough before the cleaner leaves matters more on this job type than any other, and why your complaint process needs an answer for it.
Where the work comes from
Real estate agents and property managers, almost entirely. It is repeat volume with no acquisition cost after the first conversation, and it fills the gaps in a cleaner schedule between recurring clients.
One caution on scheduling: move-outs run long more often than any other job type. Do not book one immediately before a recurring client with a tight arrival window.
For the underlying method on building any price, see how much to charge for house cleaning.
A worked example
Three bedroom, two bathroom, vacant, average condition. Kitchen at 90 minutes, two bathrooms at 90 each, three bedrooms at 30 each, two common areas at 30 each, plus 30 minutes for baseboards, window sills and closet interiors throughout.
That is roughly 7.5 hours before extras. Inside the oven adds 45 minutes, inside the refrigerator 30, interior windows perhaps 60 depending on count, and blinds anywhere from 30 minutes to two hours.
A quote built on five hours because it is a three bedroom house is how operators lose money on move-outs, and it is the most common single pricing error in residential cleaning.
What to ask before quoting
- Is the property fully empty, including closets and the garage
- Are the appliances staying, and do they need interior cleaning
- How many windows, and are blinds included
- Any pets in the home previously, since hair changes vacuum time substantially
- Is the utility service on, because cleaning without water or power is not possible
- Who is providing access, and when do keys go back
That last question is the one that prevents disputes. Once keys are returned, your ability to fix anything ends.
Deposit expectations, handled properly
Clients hire move-out cleaning to get a deposit back and will hold you responsible when they do not. Say plainly, in writing, that cleaning is not repair, that landlord decisions are outside your control, and that you clean to a documented standard rather than to a specific landlord subjective one.
Photographs at completion are worth more here than any other job type. They are the entire defence when a claim arrives two weeks later.
Why it is still worth doing
Higher ticket than recurring work, and the referral source is a repeatable relationship rather than an individual household. One property manager with twenty units produces more move-out volume than any amount of consumer advertising.
From my experience
In my business, a one-time booking usually means a move, a deep clean, an accident or an emergency. So the first questions I ask are about what's actually happening in the home.
At Patriot Maids, move-out quotes are built around the home. A lot of people take their oven and fridge with them, so if there's no oven or fridge, we don't charge for it. At Blank Canvas Cleaning, my newer value brand, the move-in/move-out price is published and already includes the oven, fridge, dishwasher, empty cabinets and blinds. Both styles work. Pick one and make it clear up front.
Our Blank Canvas planning numbers put a 3 bed, 2 bath move-out at about 6.1 hours of one person's work, against about 4.1 for a standard clean. Planning numbers, not results yet.
The cleaner inspects on arrival. If the home doesn't match the quote, they send photos before getting far in, and I call the customer about the adjustment. Before-and-after photos settle most disputes.
And I never promise a deposit back. That's the landlord's decision. I stand behind the cleaning instead, with a 24-hour make-it-right policy.
Common questions
Why is move-out cleaning more expensive?
A vacant home takes roughly twice as long per room because nothing is covered. Baseboards, inside cabinets, window tracks and marks left by furniture are all exposed.
Should I guarantee the deposit will be returned?
Never. That decision belongs to the landlord and depends on damage and wear you did not cause. Guarantee your cleaning standard instead.
What if the tenant leaves items behind?
State in advance that removal of belongings and rubbish is not included, and price it separately if asked. Otherwise a two-hour job becomes five.
